How to Check if a Builder is Licensed in New Zealand
Always confirm your builder is a Licensed Building Practitioner (LBP) using the official NZ LBP register. An LBP is legally required for any restricted building works (Consented plans). Master Builder/Certified Builder vs Licensed Building Practitioner – What’s the Difference?
An LBP is a legal requirement for restricted work. A Master/Certified Builder is a membership that offers a warranty system but is not mandatory. We are partnered with Certified Builders and are licensed Carpentry LBP with strict quality-control processes to ensure work is completed to the highest standard. one small difference is that you have to be a qualified carpenter to join Certified builders and this is the reason we choose to join NZCB over Master builders as we saw it as more credible than master builders.

What Should Be Included in a Builder’s Quote / Estimate?
A proper quote / Estimate should include materials, labour, subtrades costs actual or at a very minimum Provisional sums, allowances, clear inclusions and exclusions. We prefer to use independent Quantity Surveyors to provide a transparent breakdown so you know exactly where your money is going. There is a cost to this but if you go with us we take that price off the final bill.
The Investment required to Renovate a Home or Villa in Auckland
Renovation costs vary widely depending on design, existing structure, and the level of finish. Quoting by square metre is not accurate, it’s like asking how much a supermarket trolley full of groceries costs without going through the checkout. Until everything is properly measured, specified, and priced, it’s just a guess.
That’s why we get a detailed Quantity Surveyor breakdown done, so you know exactly what your budget will achieve. It also shows where you might reduce scope or finishes to bring costs down, or where you have room to add extra features if your budget allows.
What Percent Margin on Materials, Labour or Subtrades is Normal?
Every building company is set up differently, so margins vary, but they are not just about making profit. A builder’s margin covers all the overheads needed to keep the business running and to ensure we can stand behind our work for the long term.
Overheads include things like office staff wages, training and health and safety requirements. They also cover the many different insurances such as public liability, tools, vehicles, office and admin costs, accounting, legal compliance, tools & vehicles maintenance, softwares, scheduling systems and communication tools are also included, along with the time spent pricing, ordering and coordinating suppliers and subtrades. Warranties, call backs and aftercare support are also paid for out of this margin.
While the margin might look big on paper, it is not pure profit. After covering these business costs, most reputable builders, including us, are left with around seven to ten percent if we are lucky.
Running on low margins forces builders to cut corners just to make a job pay, which leads to mistakes or poor-quality work. That is not how we operate. We are here for the long run, and we stand by our workmanship. If anything ever fails because of how it was built, we are the first ones back on site to put it right.

How to Compare Builder Quotes in Auckland
Do not just look at the cheapest price. Check the scope, inclusions, and quality (past jobs are a good sign of this). Lower quotes often leave out key items which later show up as costly variations. Our quotes are detailed so you know exactly what your investment gets you.
How to Avoid Problems with Builders
Always choose a builder who has a valid LBP licensed and ask for recent references. Always insist on a detailed breakdown or Quantity Surveyor report and have a signed contract with clear payment terms whether bi weekly (what we do) or stage payments etc.
Its just as important for you to be open and honest with your builder as it is for them to be honest with you from the start. Share all relevant information, including your budget, your priorities, and any changes to your situation. If money is running low or your plans change, talk to the builder as early as possible so options can be discussed.
Clear communication from both sides is key. Problems usually arise when either the builder or the client is left guessing. The more upfront and transparent everyone is, the smoother the project will run.

Questions to Ask a Builder Before Signing a Contract
How long will it take? Who will manage my project each day? How will communication work?
weekly/bi-weekly updates, whatsapp Group chats, emails or site meetings? How are variations handled? What warranty or defect liability is provided? Your builder should be happy to answer all these questions before you commit.
Do You Build Energy Efficient or Passive House Homes?
Not many builder know or understand what this is they think its just up to the designers to spec and they often think double glazed joinery and insulation up to code meets this.
